Small home repairs you shouldn't put off.

Christchurch homes move, swell and rattle — and little jobs snowball. Here is the order to tackle them in.

Why little jobs become big bills

A dripping tap is a washer today and a ruined vanity tomorrow. Cracked grout lets shower water into the wall cavity. A door that sticks every winter is quietly tearing its own frame apart. In our experience visiting Canterbury homes, the most expensive repairs almost always started as the cheapest — a five-dollar part and twenty minutes, left for a year.

Christchurch adds its own pressures. Older Papanui bungalows and post-quake repairs mean many homes have small ongoing movement: doors drift out of alignment, cracks open and close with the seasons, and fittings work loose. None of this is dramatic, but it all rewards early attention.

The best order to tackle your list

First, anything involving water. Leaking taps, running toilets, drips under sinks and failed shower seals. Water damage compounds daily and invites mould, so these jump the queue every time.

Second, security and safety. Doors that will not lock, broken window latches, loose handrails, dead smoke alarms. If it keeps your family safe or your house secure, it comes next.

Third, the things getting worse. Peeling paint that is exposing timber, cracked grout, the sticking door, the wobbly stair tread. These are all cheaper now than in six months.

Last, the cosmetic list. Touch-up painting, picture hanging, shelf mounting, flat-pack assembly. Satisfying to finish — and the perfect bundle to add onto a visit that is already happening for the urgent stuff.
